Magnesite removal, concrete spalling repair and balcony remediation in an aggressive coastal environment.
Extensive structural and building envelope remediation of a coastal apartment building suffering severe magnesite attack and coastal concrete deterioration. Magnesite flooring holds moisture against the slab and corrodes the reinforcement beneath it, so the works began with full stripping and removal of the flooring.
The concrete slabs were then repaired and the structural spalling treated, followed by complete balcony membrane waterproofing and retiling, cavity flashing replacement and parapet wall capping. We diagnosed the structural and spalling defects, set the magnesite repair methodology and design, administered the contract and carried out quality control inspections through to handover sign-off.
